Property Cleanup in Winter Garden

If your yard has gone a season or two without real care, we clear it down to clean ground. We cut back overgrowth, pull out old fabric, rock and rotted mulch, and haul every load off. You also get a straight answer about what is worth keeping.

A Full Reset for a Yard That Got Away

Property cleanup is a bigger job than a routine tidy-up. It fits a yard that went a year or two without care, a home you just bought, a rental between tenants or a lot you are getting ready to sell. We clear what has to go and leave what is still healthy.

A lot of the work is sorting materials. Old landscape fabric, sunken rubber mulch, scattered river rock and dead shrubs all come out a different way and go to a different place. Some of it can stay. Fieldstone edging and pavers are often fine once they are reset. We tell you which is which before we start pulling things up.

If you want regular upkeep after the reset, our seasonal cleanup and lawn care pages explain how we keep it that way.

What the Cleanup Covers

  1. 01

    Cutting back overgrowth

We cut down weeds, volunteer trees and runaway shrubs. Vines like air potato and wild grape get pulled off fences and trees, not just trimmed at the ground.

  2. 02

    Pulling old bed materials

Landscape fabric that has torn and grown roots through it comes out in strips. Rotted pine bark and cypress mulch get raked off. Rubber mulch is picked up and bagged, since it never breaks down.

  3. 03

    Rock and edging

Loose river rock is raked out and either reused or hauled off. Plastic edging that has heaved gets pulled. Stone or brick edging is usually worth resetting, and we will say so.

  4. 04

    Leaves, limbs and debris

Oak leaves, fallen limbs, old palm fronds and storm debris get gathered up. Clean green waste goes for recycling where we can send it.

  5. 05

    Hauling it away

Every load leaves on our trailer the same day it comes out. You will not be left with a pile at the curb.

Signs Your Yard Needs a Full Cleanup

  • You can't see the bed edges

Grass and weeds have grown across the line between lawn and beds. Mowing around it no longer fixes anything.

  • Weeds coming up through fabric

Once roots grow through landscape fabric, the fabric is holding weeds in place instead of keeping them out. It has to come up.

  • Vines climbing the fence or trees

Climbing vines shade out shrubs and can pull down a weak fence. The longer they grow, the harder they are to remove.

  • Rock buried in dirt and leaves

Decorative rock that has filled with sand and leaf litter starts growing weeds on top. It either needs to be dug out and cleaned or replaced.

  • A move-in, move-out or sale

A new owner, a new tenant or a listing photo is a good time to start from clean ground.

How a Cleanup Day Runs

  1. 1

    Walk the property with you

We walk the yard together and mark what stays, what goes and what can be reused. You get a written estimate listing each part of the job.

  2. 2

    Cut back and clear

The crew starts with the tallest growth and vines, then works down to the beds. We keep debris off your driveway and walkways while we work.

  3. 3

    Strip and sort materials

Fabric, mulch, rock and green waste go into separate loads. Sorting this way keeps the haul-off cost down and lets us reuse what is still good.

  4. 4

    Haul off and rake out

We load the trailer, rake the beds flat and blow off hard surfaces. Before we leave, we walk the yard with you so you can see where things stand.

What Moves the Cost of a Cleanup

Most of the price comes from how much material leaves your property and how hard it is to reach. A big yard with light weeds can cost less than a small yard packed with old rock and fabric. Your estimate breaks it out line by line so you can see where the money goes.

Volume of debris
Each trailer load adds labor and disposal fees. Green waste is the cheapest to get rid of. Mixed loads cost more.
Type of material
Rock and rubber mulch are heavy and slow to remove. Fabric with roots grown through it takes longer than fabric lying loose.
Access to the yard
A wide side gate lets us bring equipment in. Narrow gates or fenced backyards mean more hand-carrying.
How overgrown it is
Woody growth and thick vines take more cutting than soft summer weeds. In late summer the growth is at its heaviest, so the same yard can take longer then than in winter.
What comes next
If you plan new mulch and beds or sod installation afterward, we can grade the soil as part of the same visit.

Property Cleanup Questions

How is this different from your seasonal cleanup?

Seasonal cleanup is routine upkeep for a yard that is already in decent shape. Property cleanup is the bigger reset for a yard that has been neglected or needs old materials torn out. Many people start with a property cleanup and move to seasonal visits after.

Do you take out trees and stumps as part of this?

Small volunteer trees and brush are part of the cleanup. Larger trees, palms and stumps are their own jobs, covered under tree trimming and removal, palm tree pruning and removal, and stump grinding. We can quote them together so it happens in one visit.

Can you reuse any of my old rock or edging?

Often, yes. Stone and brick edging usually only needs resetting. River rock can be screened and put back if it is not too packed with sand. We will show you what is worth saving before anything gets hauled.

Do I need to be home during the cleanup?

Not for the whole day. We like to walk the yard with you at the start and again at the end. In between, we just need gate access and pets kept inside.

Can I spread the cost out?

Yes. You can finance amounts as large as $100,000, with terms anywhere from two to twelve years, and there is no penalty if you pay it off early. Most people use it when the cleanup is the first step of a bigger project, like new landscape design or hardscape installation.
